Terms & Conditions – Supreme Villagio

These Terms and Conditions govern the booking, payment, and possession process for Supreme Villagio (RERA registration numbers: P52100046867, P52100049506, P52100055048). This document is issued by the authorised channel partner / marketing representative for the project. By expressing interest or making a booking, you agree to be bound by these terms, which are designed to ensure transparency and regulatory compliance in line with Google Ads policies and the Unacceptable Business Practices guidelines.

1. Project Information

Supreme Villagio by Supreme Developers offers luxury villas in Somatane, Pune. The project is registered under RERA numbers P52100046867, P52100049506, P52100055048. Project visuals, layouts, and specifications are indicative and subject to change without prior notice as per statutory approvals and RERA compliance. Buyers are encouraged to verify all details on the official RERA website.

2. Booking Policy

• Booking is confirmed only after receipt of the booking amount (by account payee cheque / demand draft / online transfer in favour of the developer) and completion of required documentation.
• Allocation is based on availability and developer confirmation. The booking amount is adjustable against the total consideration as per the payment plan.
• Agreement to Sale must be signed within the defined timeframe as per the developer's policy and RERA guidelines.

3. Payment Schedule

• Payments must follow the official payment plan from Supreme Developers. All prices are indicative and exclusive of taxes, stamp duty, registration, and other statutory charges.
• Delayed payments may attract interest charges as per the terms of the Agreement for Sale.
• Payments are accepted only through authorized channels. No cash payments are accepted.

4. Layout & Visual Representation

All marketing materials (including images, brochures, and virtual tours) are indicative and for representation purposes only. Final deliverables will follow the approved RERA layout and specifications as per the sanctioned plans. The developer reserves the right to make modifications as required by statutory authorities.

5. Possession & Delay

Possession will be delivered as per the Agreement for Sale. The possession timeline is subject to necessary approvals, construction progress, and force majeure events (including governmental orders, natural disasters, or delays in clearances). Any delays will be communicated in advance and handled per RERA norms. The date is an estimate, not a guaranteed deadline.

6. Cancellation

Cancellation terms are as per the signed booking form and the developer's cancellation policy. Deductions apply for processing and taxes where applicable. Refunds, if any, will be processed within the stipulated time as per company policy and applicable laws.

7. Legal & Compliance

All transactions adhere to RERA guidelines and the Real Estate (Regulation and Development) Act, 2016. Buyers are advised to verify project details, including approvals and layout plans, on the RERA website before proceeding. The project is registered under RERA numbers P52100046867, P52100049506, P52100055048.

8. Communication Consent

By sharing your details, you agree to receive project-related updates via call, email, SMS, or WhatsApp from Supreme Developers or their authorised channel partners. You may withdraw consent at any time by contacting us. Your data will be processed in accordance with our Privacy Policy.

9. Force Majeure

The developer shall not be liable for delays or non-performance due to force majeure events, including but not limited to acts of God, government restrictions, strikes, lockouts, pandemic, or any other cause beyond reasonable control. In such events, the timeline for possession may be extended to the extent of the delay caused.

10. Jurisdiction

All legal matters will be under the jurisdiction of Pune courts, Maharashtra. Allottees may also approach the RERA authority for grievance redressal as per the Act.
